REALTOR® of Distinction: Dick Hargett
Dick Hargett has a simple
motto: Ask, “What can we do for
you?” (Not, “What can we do you
in for?”)
It’s a philosophy that was
passed down to Hargett from his
father, a successful businessman.
“It’s the Golden Rule-type policy
of service,” states Hargett, a sales
agent with Isle of Palms-based
Beachside Real Estate. “It works.“
His approach to service resulted
in a long, successful career in sales,
which he began in 1965. When
Hargett decided to redirect his
career to real estate sales five
years ago, his motto has remained
a constant reminder for him to
always look out for his clients’
interests. “We maintain good
relationships with our clients,” says
Hargett. “We get a lot of referrals
and a lot of repeat business based
on the fact that they know that we
are really concerned about their
wants and needs, not just from a
real estate standpoint, but from a
personal standpoint.”
The “we” in Hargett’s statements
includes his wife, Judy, who
began a career in real estate in the
late 1980s. After years of traveling,
Dick decided to spend more
time at home and his wife applauded
his decision. So the two
teamed up professionally in 1999
to sell something they both really
love…the area’s finest island resorts
and neighborhoods. “I enjoy selling,
and I enjoy selling the area,”
continues Hargett. “This area just
has so much to offer.”
Hargett also has a lot to offer
his clients. He holds both an ABR
(Accredited Buyer’s Agent) and a
C-CREC (Certified Consumer Real
Estate Consultant) designation.
One of his primary focuses is
helping clients who are buying
investment property take advantage
of the government’s 1031 Tax
Deferred Exchange laws. According
to Hargett, a 1031 Tax Deferred
Exchange allows property owners
to roll-over their capital gain into the
purchase of one or more like-kind
investment properties. At closing,
proceeds are transferred to a third
party facilitator or qualified intermediary
who holds the funds until they
are used to acquire a new property.
“I’ve taken a number of courses,
specializing in 1031 Tax Deferred
Exchanges,” says Hargett. “It can
be complicated but I have experience
and schooling in the 1031 Exchange
process. It is of the utmost
importance to handle the details
correctly. I am delighted to share
my experience and knowledge to
benefit my clients in this process.”
Hargett’s client list can best be
descried as “a combination.” In
addition to investment buyers, he
handles many clients looking for
second homes, retirement homes
and primary residences. “It’s not
unusual for us to help buyers who
come to the area on vacation and
decide they want a second home
or retirement home here,” he adds.
Hargett is currently vice president
of East Cooper Top Producers
Club, and serves on various
committees for the Charleston
Trident Association of REALTORS®.
And when he’s not busy volunteering
for Habitat for Humanity or
other community projects, Hargett
can be found playing golf, working
in his yard, spending time with
his family, or walking his miniature
Dachshund, Taffy.
